CanUBuild helps London homeowners and property professionals understand planning feasibility before spending money on drawings. The tool combines address-level constraints (like conservation areas, listed buildings, Article 4 directions, flood risk and tree preservation orders) with permitted development logic and nearby precedent decisions.

Why borough pages are not enough

Borough guidance is useful, but planning outcomes can change street-by-street. Two similar houses in the same borough can get different answers if one is in a conservation area, has a restrictive planning condition, or has lost PD rights.

What the checker is (and isn't)

  • It is: a fast feasibility tool to identify common blockers and likely pathways.
  • It isn't: formal planning advice, a substitute for professional services, or a pre-application response from a council.
